A Formal Preliminary Planning Application (Pre-App) has been submitted to review a new mixed-use building proposed on a 1.6-acre parcel bounded by 9th Ave. on the south and S. Claremont St. on the east. The project consists of the following:
Demolish existing office structures and construct a new five-story, 209,204 square-feet mixed-use building.
First and second floors consist of office uses and parking facilities. Upper three floors are devoted to 120 residential (rental) units, including 12 Below Market Rate units that are affordable at the very low-income category.
A two-level, above-grade parking garage and surface lot will provide on-site parking for 168 vehicles and 146 bicycles.
The required neighborhood meeting was held on April 14, 2022 and a Planning Commission Study Session was held on May 24, 2022.
