Project Description
This project includes a proposal to demolish the existing office building and construct a three-story building featuring 10 townhouse-style units along with associated parking. The proposed building consists of:
- Four three-bedroom units, four four-bedroom units and two five-bedroom units
- One below market rate (BMR) unit
- Twenty on-site parking spaces (attached two-car garage per unit)
- Approximately 35,120 total square feet
- Private patios for each unit, located on both the second level and rooftop

- The Application was filed on May 5, 2025
- An applicant led neighborhood informational meeting was held in February 2025
Development Impact Fees
This project would be subject to payment of the following impact fees and in-lieu fees:
- Park Impact Fee
- School Development Fees
- Transportation Improvement Fee
- Wastewater Capacity Charge Fee
