31 – 57 S. B St (Donut Delite) - Commercial Mixed-Use Development
Project Description
The project includes the demolition of all existing on-site structures for the construction of a new commercial/office building with the following key elements:
- Four-stories
- Approximately 41,200 square-foot building with ground floor retail/restaurant and offices uses and office uses on upper floors
- Parking facilities proposed for 18 bicycles and no on-site vehicle parking
Project Update
On May 10, 2022, the Planning Commission held a study session to review the conceptual plans for the project, receive public comments and provide direction to the applicant and staff. The Pre-Application phase was competed on May 10th. (PA-2021-082)
On September 19, 2022, the City Council voted 4-0 to adopt an ordinance to reclassify, or rezone, the property from Neighborhood Commercial a Residential Overlay (C1-2/R5) to Central Business District (CBD) to align the property’s zoning designation with its Downtown Retail Core land use designation. The ordinance became effective 30-days after adoption. (PA-2022-002).
On November 18, 2022, a formal planning application was submitted for review with City departments.
On January 8, 2024, the Civic Arts Committee held a study session to discuss preliminary designs for on-site public art.
On July, 23 the Planning Commission approved the Site Plan and Architectural Review for the project and a Vesting Tentative Parcel Map to merge four lots into one.
