Project Description 

This project includes an SB9 Urban Lot Split (ULS) and Tentative Parcel Map for the subdivision of an 11,233 square-foot lot to create two new lots in a flag lot configuration. The resulting lots will be 5,842 square-feet (Lot A) and 5,391 square-feet (Lot B). The application also includes proposal for Two-Unit Development (TUD) and Single-Family Dwelling Design Review (SFDDR) for the following:

  • On Lot A: Retain the existing 1,863 square-foot two-story single-family dwelling with an attached one-car garage and construct a new detached Accessory Dwelling Unit (ADU) of 1,200 square-feet.
  • On Lot B: Construct a new two-story residential structure, consisting of a new SB9 unit of 2,400 square-feet with an attached two-car garage on the first story, with an attached 800 square-foot ADU at the second story. 
  • Site Development Planning Application (SDPA) is required for removal of major vegetation

Project Update 

  • February 25, 2025 – Planning Commission public hearing to consider the appeal. The appeal was denied by Planning Commission, upholding the Zoning Administrator approval of the project. 
  • November 18, 2024 – An appeal of the Zoning Administrator decision was filed. 
  • November 7, 2024 – Zoning Administrator decision letter was issued, approving the project after it was reviewed for completeness and consistency with applicable zoning regulations and objective standards. 
  • December 8, 2023 – Formal Planning Application was submitted to the City. 
  • November 15, 2023 – Applicant held required neighborhood informational meeting.
