A formal preliminary Planning Application ("Pre-App") has been submitted proposing to develop an 11,464 square foot parcel that currently exists as an undeveloped lot. The applicant proposes an 18,421 square foot office building comprised of three floors. The applicant proposes to pay fees in-lieu of providing required off-street parking.

The Planning Commission held a Public Hearing at City Hall Council Chambers on Tuesday, September 24, 2019. The project was recommended for approval to the City Council by vote (3-1) and is tentatively scheduled to go to the City Council on October 21, 2019.

A  Final Environmental Impact Report (Final EIR) has been prepared to specifically identify and analyze the anticipated environmental impacts of the Underground Flow Equalization System (UFES) project. A Final EIR Errata No. 1 and Mitigation Monitoring and Reporting Program (MMRP) are now available online. The Planning Commission held a Public Hearing at City Hall Council Chambers on Tuesday, September 24, 2019. The project was approved by vote (4-0).

This project includes a Tentative Parcel Map for the conversion of an existing duplex from single entity ownership to condominiums. No expansion or addition of dwelling units are proposed.

City Council to Consider Updated Study Areas


On Monday, October 7, 2019, the City Council will consider changes to the General Plan study area boundaries initially accepted on August 19, 2019.  Following additional input from the community, the Council will consider clarifying the goals of the upcoming alternatives process and eliminating one- and two- family residentially zoned parcels citywide from the areas to be studied for potential change.

The General Plan is the document that guides how the City will look, feel, and change over the next 20 years. General Plan study areas are those areas that are most likely to change over the next 20 years. Those changes could be new development, new bike or pedestrian amenities, traffic improvements, infrastructure upgrades, street beautification, or other changes. Identifying study areas is the first step in the process to envision, evaluate, and choose among future alternative scenarios.

Meeting materials will be posted here no later than Friday, October 4.
