Pending Zoning Administrator Decisions
These projects are consistent with the Single Family Dwelling Design
Guidelines and comply with the applicable Zoning Code requirements.



PA 17-051 - 520 S. El Camino Real Site Plan and Architectural Review (SPAR) for the renovation of the existing exterior façade to install a new curtain wall system on an existing 9-story office building and for the addition of 6,379 square feet to the second and third office floors at the rear of the building. The project also proposes private second and fourth floor rooftop terraces at the rear (facing west), as well as associated landscape improvements on the proposed terraces and at the building entries. The project does not propose to increase the overall building height. 

PA 17-068 - 115 Aragon Blvd. - Site Plan and Architectural Review (SPAR) for an 8-foot horizontal wall extension of a one-story wall with a legal non-conforming side yard setback of 3-feet, 10.75-inches on the right side elevation.

On February 5, 2018, City Council adopted a resolution to deny the appeal and upheld the Planning Commission decision to deny the project without prejudice.

Concar Passage

A pre-application has been submitted to demolish the existing commercial buildings on site and construct 935 multi-family dwelling units and 32,000 square feet of commercial/retail space, including the retention of Trader Joe’s and 7-11. The site is approximately 14.5 acres and currently occupied by the Concar Shopping Center, Shane Jewelers, 7-11 and Rite-Aid. The project also includes 3.69 acres of public and private park and recreational amenity areas.
