PA16-101 501 N. San Mateo Drive - Duplex SPAR and Parcel Map: Application for the demolition of an existing one-story vacant commercial building and the construction of two (2) attached dwelling units. Unit 1 measures 2,360 square feet with a detached garage and Unit 2 measures 2,597 square feet with an attached garage. The project includes a Vesting Tentative Parcel Map to create two (2) residential condominium units.PA17-070 460 Fairfax Avenue - Single Family Dwelling Design Review Modification
- A single-family dwelling design review planning application (PA16-077) was approved on November 29, 2016 for a 392-square-foot second-story addition (including a covered second-story balcony) to an existing multi-story single-family dwelling. Currently under construction, the modification is to increase the covered second story balcony by 28 square-feet. The balcony addition is located 23 feet from the side property line along the east elevation. No other changes to the design are proposed.

Bay Meadows Phase II - SPAR #1 Modification
An Informational Neighborhood Meeting was hosted by the master developer Wilson Meany on November 13th. The proposal includes modifications to the size and exterior design of the previously approved office buildings at the Bay Meadows II Station Office Blocks #1 and #5, originally approved by the City Council in April 2008. Office Block 1 is located at the NW corner of E. 28th Avenue and S. Delaware Street and Office Block 5 is at the SW corner of E. 31st Avenue and S. Delaware Street.

Planning Commission adopted the Written Findings of Denial at their meeting of October 10, 2017. The applicants have submitted an appeal to City Council. The appeal is scheduled for the City Council meeting on Monday, February 5, 2018 at 7:00 p.m. A public notice postcard will be sent out no later than 10 days before the scheduled meeting.
