Project Description
The applicant proposes to demolish the existing structure and construct a 4-story, 49-unit multifamily apartment community with subterranean parking.
- Apartment amenities include bike storage, a community room, private balconies, and a courtyard.
- Required entitlements include a Site Plan and Architectural Review (SPAR) for construction of a new residential building and Site Development Planning Application (SDPA) for grading and removal of vegetation.
- The project is located on a 0.71 acre parcel which allows a base density of 36 units. The State Density Bonus permits an additional 13 units, or 35% of the base density, to be added to the project, bringing the total number of units to 49. Included in that total are 4 units devoted to very low-income households.
- A reduced parking ratio of 0.5 spaces/unit is also permitted by the State Density Bonus because the project is within 1/2 mile of public transit; however, the applicant is voluntarily providing 30 additional parking spaces, resulting in a total of 64 parking spaces for the project.
Project Update
- On October 26, 2021, by a vote of 5-0, the Planning Commission approved the Site Plan and Architectural Review (SPAR) for construction of a new multi-family building and Site Development Planning Application (SDPA) for tree removal.
