Entering High Risk Zone
As part of the City’s efforts to update its flood zone maps, the City was required to perform a study of properties that may be susceptible to creek flooding in a 100 year storm. From this recent study, we learned that we have approximately 250 properties in two small areas of our City that are susceptible to creek flooding.

We understand paying for mandatory flood insurance is a challenge for any family, and we will do our best to help you navigate your entry into Zone AE  - the “high risk” flood zone.

When Will the New Map Go Into Effect?
FEMA has shared that the new map will not go into effect until early 2014. We will update this information as we learn new information from FEMA.

Future Workshop
The City notified impactd property owners of the results of the creek analysis in August of 2012, and provided an updated timeline in March 2013. We will be inviting all impacted homeowners to a future informational session where they can ask questions and learn how to navigate the insurance process. We anticipate this workshop will take place in the Summer/Fall of 2013.

Contact
If you are an impacted property owner, and have any questions at all or would like to meet in person with our team in advance of the public workshop, please don’t hesitate to contact Sheri at (650) 522-7334 or
