Description: The project includes the demolition of an existing 9,000 sq ft (approx) vacant building and construction of a new office building at the site of an existing executive office park complex located at 3000-3155 Clearview Way.  The proposed office building is three stories, approximately 100,000 sq ft, and 42 ft in height to the plateline.  The new office building may include an occupancy of up to approximately 480 employees.  An approximately 120,000 sq ft (net) above-grade five-level parking garage is also proposed with 666 spaces.  511 additional surface parking spaces will be provided.  Existing and proposed bike parking is provided on site.  Six new short term bike racks and six new long term double capacity bike lockers are proposed for the new office building.  The project site is approximately 22 acres.  Four fully occupied three-story office buildings are located on the site with one vacant building previously utilized as a restaurant.  Hours of operation are 8:00 am to 6:00 pm Monday-Friday as governed by tenant leases.  The existing buildings (approximately 270,000 gross sq ft) and site improvements are clustered within approximately 12.5 acres, preserving approximately 9.5 acres of open space on the site.  The removal of 39 heritage trees is proposed along with additional major vegetation (147 trees) predominantly categorized as existing ornamental parking lot trees.  Eighty-five replacement trees are proposed.
Status: 
A Planning Commission Public Hearing was held on Tuesday evening, February 12, 2013.  The Planning Commission approved the project with the incorporation of new conditions relating to improving pedestrian connections along the project frontage on West Hillsdale.  The Planning Commission also directed Public Works to investigate improving circulation at the intersection of Clearview Way and West Hillsdale to address concerns raised by residents of the Clearview HOA.  The AR and related attachments are available online: http://www.cityofsanmateo.org/index.aspx?NID=2526
