The project site is approximately 83 acres. The project site is located at the southern terminus of South Delaware Street and is bounded by Saratoga Drive and the Franklin Resources campus on the east, San Mateo County Event Center on the north, Caltrain rail corridor on the west, and the McLellan Avenue single family residential area on the south.

Description: Past Site Development Permit & Site Plan and Architectural Review Planning Applications.
The Site Development Permit planning application for the site infrastructure (grading, street design, sidewalks utilities, street trees and street lights) and Vesting Tentative Subdivision Map was approved by the Planning Commission at the October 23, 2007 Planning Commission Meeting.
Three Site Plan and Architectural Review (SPAR) planning applications encompassing all but one block of the Bay Meadows Phase II development project were submitted in June 2007. The 18th block (Mixed Use #1) is excluded because it includes the one acre site designated for below market rate units. The 17 blocks were grouped into three planning applications based on land use and location for processing purposes.
This Approved Development Program map shows the approved development program on each block.
SPAR#1-Delaware Street blocks: Station Blocks, Mixed Blocks (excluding Mixed Use #1), Residential Block #7 (includes Town Square), and the Linear Park (9 Blocks). Includes approximately 750,000 square feet of office space, approximately 93,000 square feet of retail/restaurant space, 392 residential housing units, the Town Square, the western portion of the View Corridor, and the Linear Park.
The Planning Application was approved by the City Council at the April 21, 2008
City Council Meeting.
SPAR#2-Southern Residential Blocks with a total of 330 single-family and multi-family residential units, the eastern portion of the View Corridor and Neighborhood Park (5 blocks).
The SPAR 2 Planning Application was approved by the Planning Commission at the
October 14, 2008 Planning Commission Meeting.
SPAR#3-Northern Residential Blocks with a total of 344 multi-family residential units
The SPAR 3 Planning Application was approved by the Planning Commission at the December 9, 2008 Planning Commission Meeting.
Status: Infrastructure construction consisting of the installation of new public streets, related utilities and street trees and lights commenced in September 2009 and was recently completed. Not all of the accepted streets are open to the public at this time because there is no public access needed in this area.
Vertical construction on the project site is underway with townhomes on blocks, RES 2, RES 3 and RES 5 being built by TRI Pointe Homes and Shea Homes. Occupancy of the first townhome units on RES 3 occurred in the summer of 2013. Additionally, Nueva School opened for students on September 2, 2014. A 108-unit apartment complex on RES 1 called "Field House" is underway and is anticipated to be completed by the end of 2014. Construction of the first office building at Station Block #4 is anticipated to begin in September 2014 with the foundation permit issued on September 9, 2014. Additionally, construction will begin on the Linear Park in fall 2014, which is the last of the three new public parks to be built at the site.
